Property Tax Bill Types

For a government of any country, property taxes are one of the most practical ways to earn revenue. Every homeowner in Canada is entitled to pay their share of property tax. The income collected through property tax is further used to pay for public services, from police and fire stations, schools, and roads to garbage collection. Usually, the property taxes are paid manually, semi-annually or quarterly. However, there are different types of property tax bill that one has to deal with. Read on till the end to know more about it.

E-Billing: Go Paperless

With e-Billing, you can go paperless while paying your property taxes. E-Billing helps you receive your property bills digitally without any hassle. Every citizen of Canada who is enrolled in e-Billing will receive a paper copy of their 2023 interim property tax utility bill by mail. However, an electronic version of this bill will become available only to eBilling subscribers. Following are the two Options for e-Billing:

Option 1:

  • View and pay your bills online.
  • Payment options include Visa, Mastercard, American Express, debit and Electronic Fund Transfer (EFT)
  • Manage payments for multiple City services via one secure profile.

Option 2: 

  • Use your property tax or utility account details to enroll in e-billing
  • Continue to pay through your bank or mortgage company

Interim Property Tax Bill: Toronto City

Users generally must pay in three instalments for interim and final property tax bills. The interim bills were mailed to the users in January. On the other hand, the final bills are mailed in May.

Pre-authorised Tax Payment (PTP) Tax Bill

Under the pre-authorised tax payment bill program, the financial institutions, by default, withdraw your property tax payments from your bank and any other financial institutions (if any). You can also forward the same on scheduled withdrawal dates. You can choose out of the three plan options:

  • Two instalments
  • Six instalments
  • 11 instalments

Interim bills are usually mailed in January, while the final bills are sent through an email in May.

Mortgage Tax Bills: What You Should Know

If the property bill is cleared on behalf of the owner or a mortgage company, the tax bill (interim or final) will be directly mailed. Also, the property owners will receive the final property bill copy for their respective records.

Reprinting of Property Tax Bills

You can easily access a re-print of a property tax bill for a minor fee. You only need to contact a customer service personnel and request the same.

Property Tax Account Statements: Interim and Final Billing

For accounts with an overdue balance, a property tax account statement is issued for both interim and final bills.

  • Interim Billing is completed on January 1
  • Final Billing is done after the July tax due date and the September tax due date.

And if, in case, a change in ownership is updated, a property tax account statement will be mailed to the user. However, a small ownership charge may apply for the same.

Essential Info About Transfer to Tax Statements

If you fail to pay your property fee and it remains pending for 90 days, it will be, by default, added to your tax account. And the notification of these charges will be issued to your account through a separate transfer to the tax statement.

Overdue Toronto Utility Account Balance

A property tax account statement will be issued along with a fee if a Toronto utility bill amount due in the past is transferred to your property tax account. And suppose any charges remain overdue on a utility bill, and you are the recipient of the same. In that case, you will be removed from being the designated utility account holder, and all future utility bills or notices will be directly sent to the legal property owner.

Toronto Tax Bill: Supplementary and Omitted

These bills are billed separately, which differs from the regular billing cycle. These types of bills are issued throughout the entire year. The Municipal Property Assessment Corporation (MPAC) is responsible for providing the city with supplementary and omitted assessment values for the current tax year as well as for two years prior only in a case when:

  • The land is omitted from the assessment roll
  • There is a use of property changes
  • Property is improved owing to the construction, addition or renovation

Apportionment of Property Tax Bill Online: Tax Statement & Accessible Tax Bill
